Sell Your House Fast in Syracuse, NY: The Real Numbers

By Ed Brancheau, Co-founder, SunnyNest Homes. Reviewed by the SunnyNest family team. Updated October 2026.

SunnyNest Homes is a San Diego family that buys houses as-is, for cash or on creative terms, and shows the math behind every offer. In the Syracuse, NY area we work with local investors who already buy there, and we may assign one of them our contract, which we tell you in writing before you sign. This page starts with what the Syracuse market is doing right now, because that decides whether you should sell to anyone like us at all.

Should you sell your Syracuse house to an investor?

Usually not, and in Syracuse even less often than most places. Over the past year a typical listing here went under contract in 10 days and sold for 101.5% of its list price, above asking. In a market that fast, a house in fair shape listed with a Realtor will usually beat any cash price, ours included.

We fit about 1 in 20 sellers. If you have the time, the money and the patience to fix the house and list it with a Realtor at a price you choose, that path almost always nets more than any investor will pay you, often a lot more. Plan on about 6 months of repairs, listing and closing.

We won't put one percentage on how much more, because it depends on your house, your repairs and your market, and one number would be wrong for most people. Ask us and we will show you both figures for your house, side by side, in dollars. The people who fit a cash sale are usually up against a clock or a repair bill: a house that will not pass a lender's appraisal, an estate that has to close, tenants who stopped paying, a move with a report date.

Before you sign a listing agreement, read what Freakonomics found about agents selling their own homes, and why we say don't sell your house without a Realtor. The listing math, line by line, is in what it really costs to sell a house, and you can run your own numbers in the home sale calculator.

How fast are houses selling in Syracuse right now?

Fast. Over the 12 months through September 2026, the typical home in the Syracuse, NY metro went under contract in 10 days and sold for 101.5% of its list price, above asking. About 16% of listings took a price cut along the way. About 500 homes sold a month.

There were about 2.2 months of homes for sale at that pace, which is a balanced market leaning toward sellers. Going under contract is not the same as getting paid. A financed buyer usually needs about 30 more days to close, so a Syracuse listing that goes well runs about 40 days from the sign going up to the money, before any repairs.

The table below shows how that pace moves through the year, averaged over the last three years of Zillow's monthly figures.

Are Syracuse home prices going up or down?

Up. Zillow put the typical home value in the Syracuse, NY metro at about $269,000 in September 2026, up 6.6% over 12 months and up 1.5% over the last 3. Zillow's forecast for the next 12 months is up 5.2%.

Typical rents were up 3.2% over the same year. A rising market helps every seller, and it is one more reason a house in decent shape belongs on the open market. We price an offer from what similar houses actually sold for, never from where prices might go, because nobody can promise you the next 12 months, us included.

When is the best month to sell a house in Syracuse?

May, if speed is what you want. Over the last three years a Syracuse-area listing went under contract in about 6 days in May and about 13 days in January. Winter sales, December through February, ran at 63% of summer sales.

That is a real winter slowdown: fewer buyers out looking and fewer houses listed. An empty house through a Syracuse winter carries its own risks, from frozen pipes to an insurance policy that changes once a house sits vacant, so if the house will be empty, deal with heat and insurance first.

When we price an offer, we use the month the house would go back on the market, not the month you call us. If a house we agree to buy in October would resell in February, the offer uses Syracuse's February pace, because that is when the next owner has to sell it.

What is different about selling a house in Syracuse?

Syracuse gets more snow than almost any large city in the country, and much of Onondaga County's housing is older than the people selling it, so roofs, porches and basements are where repair bills hide. Micron's planned chip plant in the town of Clay has put new attention on the north suburbs. It is a long build, so any buyer pricing your house today, us included, should price the market as it is, not the one that is hoped for.

Who buys houses for cash in Syracuse, and where does SunnyNest fit?

Local flippers and landlords buy most of the as-is houses here. SunnyNest is a San Diego family, and in Syracuse we work with those local investors: we sign a contract with you, and we may assign it to the investor who fits your house best. Your price and your closing date do not change, and our fee comes out of the investor's side, never yours.

We tell every seller in writing, before they sign, that we may assign our contract, whatever the state requires, because you should know who could end up owning your house. We do not have an office in Syracuse and we will not pretend to. What we bring is the math, done in the open, and the honesty to tell you when a Realtor is the better call.

On every house we work two paths at once, because the cash any one investor has on hand changes week to week: financing to buy it ourselves, and the local investors who buy in Syracuse. Whichever comes through first closes, on the date you picked.

You choose speed or price

  • Close in 2 to 3 months: our highest price.
  • Close within about a month: a lower price.
  • Close in about 2 weeks: the lowest, because we have to line up a buyer who can close almost at once. We don't recommend it unless the date is the whole problem.

Every rung is an offer we can really close. If the slowest one is uncertain on your house, we say so and name the fallback date.

Questions sellers ask us

How long does it take to sell a house in Syracuse?

Over the past year a typical listing went under contract in 10 days, and a financed sale usually takes about 30 more days to close, so plan on roughly 40 days from listing to money, before any repairs. May is the fastest month here and January the slowest. A sale to us closes in about 2 weeks at our lowest price and 2 to 3 months at our highest.

Do houses sell above asking in Syracuse?

Often, yes. Over the past year the typical Syracuse-area home sold for 101.5% of its list price. That is an average across the whole metro, so a house that needs work or sits on a busy road will do worse, and a fixed-up house in a popular neighborhood will do better.

How much do cash home buyers pay for houses in Syracuse?

There is no honest single percentage. Our offer is the fixed-up value from recent local sales, minus the repairs, minus closing and holding costs, minus one profit number shared by the end investor and us. In a market where homes sell for 101.5% of list, the gap between that and a Realtor sale is usually large, which is why we tell most Syracuse sellers to list.

Do you buy houses all over the Syracuse, NY area?

Case by case, across the metro, in Syracuse, Clay, Cicero, Liverpool, Camillus, Manlius, DeWitt and Salina and the towns around them. When we cannot make an honest offer on a house, we say so and tell you who might, instead of sending a lowball.

Are you licensed in New York?

We are investors, not agents. Buying a house, or assigning our own purchase contract to another buyer, is what we do, and our research found no New York rule requiring a license for that. What would need a license is marketing or selling your house for you for a fee, and we never do that. When listing is your better move, we say so and point you to a Realtor and a New York real estate attorney.
